Felix is a private platform that helps members discover and share home rentals through people they trust. Public listings do not exist on Felix: a home is only ever visible to members its host has chosen, or to their extended network under the rules described below.

Felix is an intermediary, not a landlord, agent, or party to any rental. Any lease, booking, or arrangement is entered into directly between a host and a guest. Felix does not own, manage, control, inspect, or guarantee any property, and is not responsible for the conduct of any member.

You must be at least 18 years old and legally able to enter into a contract. You agree to provide accurate information, to keep it up to date, and to keep your login secure. You are responsible for all activity under your account. One person may hold one account unless we agree otherwise.

Access to Felix is granted at our discretion. We may refuse, suspend, or withdraw access where we reasonably believe these Terms have been breached or to protect members.

You control who sees your home. People in your circle can see your listing in full (clear photos and details). People who are only contacts (and who share enough mutual connections with you) may see a blurred teaser and must request access. Your exact address, real name, and contact details remain hidden until you accept a match.

You are responsible for the people you add to your circle or contacts and for any access links you share. Do not add or expose anyone in a way that infringes their rights.

By listing a home, you represent and warrant that:

• you have the legal right to rent it out, and doing so complies with any lease, co-ownership rules, mortgage, or insurance terms that apply to you;
• your listing is accurate and not misleading;
• you comply with all applicable laws, including Brussels and Belgian rules on residential leases, lease registration, short-term rentals, safety, and taxation; and
• you are responsible for declaring and paying any taxes due on your rental income.

Felix does not provide legal, tax, or accounting advice.

You agree to provide accurate information, to communicate honestly, to respect hosts and their homes, and to comply with any terms a host sets for their property. Any agreement to rent is between you and the host.

Felix is not a party to, and accepts no responsibility for, any rental agreement, payment, deposit, cancellation, damage, injury, or dispute arising between members. Any payments for a rental are arranged directly between host and guest, outside the platform, unless we expressly state otherwise. We encourage members to put their arrangements in writing.

You agree not to:

• use Felix for anything unlawful, discriminatory, or fraudulent;
• post content that is false, infringing, offensive, or that you have no right to share;
• harass, impersonate, or misuse the personal data of other members;
• scrape, copy, or harvest data, or attempt to circumvent access, security, or visibility controls; or
• interfere with the operation or integrity of the platform.

You keep ownership of the content you upload (photos, descriptions, and so on). You grant Felix a non-exclusive, worldwide, royalty-free licence to host, store, and display that content solely to operate the service according to your visibility settings. You are responsible for having the rights to any content you upload. The Felix name, software, and design are and remain our property.

How we handle personal data is described in our Privacy Policy, which forms part of these Terms.

You may stop using Felix and close your account at any time. We may suspend or terminate your access if you breach these Terms, if required by law, or to protect members or the platform. Provisions that by their nature should survive termination (for example, content licence, disclaimers, and liability limits) will survive.

To the fullest extent permitted by law, Felix is provided “as is” and “as available”, without warranties of any kind. We do not warrant that any member, home, or listing is genuine, safe, lawful, or suitable.

To the fullest extent permitted by law, Felix is not liable for indirect or consequential loss, or for loss arising from a rental, a member’s conduct, or your reliance on content. Nothing in these Terms excludes liability that cannot be excluded under Belgian law (including for death or personal injury caused by our negligence, or for fraud).

We may update these Terms from time to time. If a change is material, we will take reasonable steps to inform you. Your continued use of Felix after a change takes effect means you accept the updated Terms.

These Terms are governed by Belgian law. The courts of Brussels have jurisdiction over any dispute, without prejudice to any mandatory consumer-protection rights you may have in your country of residence.
